Raising a Dispute

Before raising a dispute with TDS Insured, you must have requested the deposit back from your landlord or letting agent and given them at least 10 days to respond. You must also attempt to resolve the dispute directly with your landlord or letting agent before TDS can adjudicate. This means that the landlord and tenant need to try to discuss any proposed deductions from the deposit and try to come to an agreement.

If 10 days have passed since requesting your deposit back from your landlord or letting agent, you may raise a dispute by taking the following steps:

  • Go to www.tenancydepositscheme.com
  • Select ‘Tenant’, ‘Raise a dispute’ at the top of the page and select the Insured scheme option
  • Enter your case sensitive TDS Tenancy Certificate Code
  • Enter a tick in the ‘I am not a robot’ box
  • You will be taken to a page that confirms that the deposit is protected with TDS Insured
  • Scroll to the bottom of the page and select ‘I want to send a dispute to TDS’
  • Click on tab 'Create a new account’ - you will be asked to enter your email address and create a password
  • You will be able to complete the dispute forms online. You do not submit evidence at this stage

We are only able to consider disputes sent to us within 3 months of the end of the tenancy, if your tenancy ended more than 3 months ago, we are therefore unable to consider your case.
